- We will evaluate your property.
- advise on rent level, property suitability and standard.
- advise you as to Landlord Registration with the Local Authority
- advise you on the appropriate Landlord’s Buildings Insurance you need
- provide you with a list of our fees and charges for services.
- provide you with a checklist of mandatory requirements and certificates.
- inform you of the relevant tenancy documentation.
- inform you of your responsibilities as Landlord.
- agree the method of payment of your net rental income.
Marketing Your Property
- We will advertise your property on the Internet and on Rental Mailing Lists, on “To Let” signs on your property, and on our Office window display.
- We will pass your property details on to suitable applicants and send details to local companies and relocation agencies. We will take your instructions as to specific coverage for ads — e.g. foreign newspapers etc.
- We will accompany all viewings of your property.
- Signing up your Tenant
- We will take up financial & employment reference, & check on previous tenancies
- We will provide, explain, and complete all relevant documentation – Tenancy agreement, EPC, Safety and Compliance Certificates etc.
- We will agree the Rent with the Tenant & arrange the method of monthly payment. We will collect a Deposit (min one month’s rent) as security against losses.
- We will provide an Inventory and have it agreed and signed by the tenant.
- We will provide the Tenant with readings for Utility Services.
Signing up your Tenant
- We will take up financial & employment reference, & check on previous tenancies
- We will provide, explain, and complete all relevant documentation – Tenancy agreement, EPC, Safety and Compliance Certificates etc.
- We will agree the Rent with the Tenant & arrange the method of monthly payment. We will collect a Deposit (min one month’s rent) as security against losses.

- We will provide the Tenant with readings for Utility Services.
